The 34-storey Richardson Centre, located at the intersection of Winnipeg’s historic Portage Avenue and Main Street was built in 1969 and at the time was the tallest building in Western Canada and the catalyst for our city’s downtown redevelopment. For the better part of five decades, this Winnipeg landmark, currently managed by Bentall Kennedy, has been the premier office tower in the city featuring 475,000 square feet of rentable space housing prestigious law and accounting firms as well as other discerning clientele. In 2013, usage of natural gas per square foot of this high-rise building was notably higher than other similar buildings in the Winnipeg area and became a concern for management. Original to this building were two, 500-horsepower steam boilers commonly used at the time of construction, making it one of the city’s largest commercial building steam boiler plants. This heating system operated year-round with steam supplied to separate high and low rise heating systems, which were located on the 32nd and 4th floors respectively. For each system there was some direct steam usage for humidification, however, most of the downstream systems used hot water that was heated by the use of a converters connected to the primary steam system. There were multiple separate heating systems in the building including glycol, water and domestic water heating, some of which were interconnected to the chilled water systems.

The design team worked with the management group to assess the situation and provide options for reducing energy consumption. After extensive collaboration amongst the designers, a condensing boiler plant with a cascading heating loop was installed and the existing steam heating plant removed. This solution enabled the existing interconnected building systems to remain operational and provide energy-efficient heating. Equally important, this viable engineering solution became cost effective, allowing for the reuse of several existing downstream heating systems. The new heating plant has proved to be significantly more efficient than the existing steam heating plant. With the first full year of weather adjusted data, the natural gas savings appear to be just under 30%.
